Winnipeg Real Estate Market May 2026: A Turning Point

The Winnipeg real estate market in May 2026 delivered its strongest monthly performance of the year — with MLS® sales rising above the 5-year average for the first time in 2026. According to data released by the Winnipeg Regional Real Estate Board on June 4, 2026, home prices hit record highs for May, condo activity surged, and inventory grew — giving both buyers and sellers more to work with heading into summer.

Here is a full breakdown of what happened in the Winnipeg real estate market in May 2026, and what it means if you are buying or selling.

The Big Picture: All MLS® Sales in May 2026

  • 1,707 total MLS® sales — down 4% from May 2025, but 1% above the 5-year average — a first for 2026
  • 3,739 active listings — up 2% from both last year and the 5-year average
  • $729 million in total dollar volume — down 1% year-over-year but up 8% from the 5-year average

May marks the first month in 2026 where overall MLS® sales exceeded the longer-term trend — a meaningful milestone and positive leading indicator heading into summer.

Residential Detached Homes: Record-Setting Prices

Single-family home prices in the Winnipeg real estate market reached a new May record:

  • Average price: $477,313 — up 4% from May 2025 and 7% above the 5-year average
  • 1,200 sales — down 4% from last year but 1% above the 5-year average
  • This is the highest May residential detached average price ever recorded in Winnipeg

"This was the highest May residential detached average price on record while the condominium average price fell just short of the record set in 2025," said Dan O'Brien, 2026-2027 President of the Winnipeg Regional Real Estate Board.

Inside Winnipeg — Detached Homes

  • Average price: $495,864 — up 4% year-over-year
  • 780 sales in May
  • Hottest neighbourhoods: Waverley West, St. Vital, River Park South, and West Kildonan

Outside Winnipeg — Detached Homes

  • Average price: $442,860 — up 3% year-over-year
  • 420 sales (down 9% from 2025)
  • Busiest areas: Steinbach and the Niverville/Ritchot region

Condominiums: Sales Above Last Year for the First Time in 2026

The Winnipeg condo market had its strongest month of 2026:

  • 247 condo sales — up 6% from May 2025
  • Average price: $294,703 — down slightly (1%) year-over-year but up 5% from the 5-year average
  • Active condo listings in Winnipeg surged 19% year-over-year to 427 units
  • Top condo neighbourhood: Osborne Village, followed by Waverley West

The most active condo price range was $200,000–$299,999 (28% of sales), followed by $100,000–$199,999 (27%). Condos remain a strong entry point for first-time buyers in Winnipeg.

Townhomes and Attached Homes

  • 136 sales — down 10% from 2025 but 7% above the 5-year average
  • Average price: $391,657 — up 3% year-over-year
  • Active listings up 16% year-over-year to 284 units

Most Active Price Ranges for Detached Homes

  • $400,000–$499,999: 266 sales — 22% of all detached MLS® sales
  • $300,000–$399,999: 240 sales — 20% of all detached MLS® sales
  • Luxury: 24 homes sold at or above $1 million; highest sale over $2.3 million

Together, the $300K–$500K range accounted for 42% of all detached sales — the most competitive segment of the Winnipeg real estate market right now.
