Step 1: Log Into the IRP Portal and Set Up Your Account

As soon as you receive your posting message, log into the Sirva IRP portal and set up your relocation account. Do not wait until you've made decisions about housing. The portal is where you'll access your entitlements, submit claims, and coordinate every aspect of your move. Getting your account active early is the single most important first step — everything else flows from here.

Key entitlements to review in your portal:

  • House Hunting Trip (HHT): Typically 7–10 days for you and your spouse/partner, including travel, accommodations, meals, and incidentals
  • Real Estate Commissions: Covered under IRP for both your sale and purchase
  • Interim Lodging: If you arrive before your home is ready
  • Moving Household Goods: Coordinated through Sirva
  • CFHD (Canadian Forces Housing Direct): If you're considering PMQs at 17 Wing

Communities like Elie, Niverville, Lorette, Stonewall, and Oak Bluff offer newer homes, larger lots, and a slower pace of life at lower price points. The commute to 17 Wing is very manageable from most of these towns, and many members find the trade-off well worth it. If this interests you, let your agent know early — it expands your search area considerably.

PMQs at 17 Wing — An option worth understanding before your HHT. PMQ units are maintained by CFHA, costs are predictable, and the community is tight-knit. However, availability is limited — contact CFHA early if this is on your list.

Step 4: The HHT Timeline (What a Good Week Looks Like)

A well-planned CAF house hunting trip is not a vacation — and in this market, it requires even more discipline. Here's a realistic schedule:

  • Day 1: Arrive, meet your REALTOR®, area orientation tour, review pre-selected shortlist
  • Days 2–3: Active showings — aim for 8–12 properties across target neighbourhoods. New listings may come up mid-trip; your agent should be monitoring daily.
  • Day 4: Second showings on top candidates, school visits, commute test drives, neighbourhood walkabouts
  • Day 5 (Tuesday): Offers date on any homes listed the previous week. If you've found the right one, this is the day. Be ready to compete — have your mortgage pre-approval, deposit, and offer terms prepared in advance.
  • Days 6–7: Conditions period begins (home inspection, financing). If no offer was accepted, continue showings on newly listed properties.

If you don't find the right home on your first HHT, IRP may cover a second trip — confirm in your portal.

Step 5: What to Tell Your REALTOR®
